One lake. Many price points.
September’s 22 closed listing records give us a useful snapshot, but no single figure can describe every Canyon Lake home. Start with the three numbers below, then look at the range behind them.
Eight of those records sold for $1 million or more. Recorded sale prices ranged from $485,000 to $3.7 million.
A separate look at asking prices
Altos Research’s weekly Canyon Lake houses profile on October 1 showed inventory of 90 and an $871,950 median list price. This is an asking-market snapshot from a different publisher and date. List price is not sale price, so these figures are not a direct comparison or a price trend.

CRMLS Residential Agent 1 Line and Quick CMA: Canyon Lake residential condominium/single-family listing records with selected September 1–30, 2026 status dates; printed October 1, 2026. The export also applies a geographic-radius filter. Counts are listing records, not verified unique homes or transactions; active status-date records are not a September 30 inventory count. General market context, not an individual valuation.
Altos Research Canyon Lake houses weekly profile, observed October 1, 2026. The August and September CRMLS exports use different filters and timing, so this article makes no month-over-month CRMLS trend claim.
